Finding a tenant

We aim to introduce the most suitable tenant for your property, not necessarily the first that shows interest. Once a prospective tenant has been found they are asked to complete an application form. All tenants then undergo a series of vetting checks which include all or at least 2 of the following:

• Credit search
• Previous landlord
• Employment reference
• Inventory

Once the property becomes vacant and instructed for Michael Wood Homes to act as the letting agent, we will prepare a full inventory including photographs to ensure a trouble free handover for when the property eventually returns to you.

Transfer of Utilities

With the exception of telephone services we will notify all utility companies of the new tenant and supply them with all the relevant readings.

Receiving your income

We will pay your income less our fees and expenses direct into your nominated bank account via BACS, the bank automated credit system. Using this system means that there is no risk of cheques going astray in the post and gives you the added benefit if the credit becoming cleared funds the moment it reaches your account.
