Once the property becomes vacant and instructed for Michael Wood Homes to act as the letting agent, we will prepare a full inventory including photographs to ensure a trouble free handover for when the property eventually returns to you.
In the event of a maintenance problem occurring, whenever possible, we would first inform the Landlord allowing them the option of rectifying the problem utilising their own resources. Alternately, if instructed, we will arrange for a local contractor to carry out the maintenance up to an agreed limit. Once the work has been completed a copy of the invoice will be sent to the Landlord and the invoice deducted from the next payment due to the Landlord.
We will make periodic inspections of your property to ensure that your tenant(s) are keeping your property in a satisfactory manner. Our inspections are aimed at ensuring your property is being respected by the Tenant, although we respectfully ask Landlords to note that it is likely that the tenant will have prepared for our visit. After the inspection a report is prepared, held on file and a copy forwarded to the Landlord.
Should it become necessary to evict the tenant and if requested we will prepare and serve notices on the tenant, liaise with the court and instruct a solicitor. However, all court costs and solicitor's fees remain the responsibility of the Landlord.
